Do I need approval to paint my home?

Yes. Any and all changes to the exterior of homes within the Cotton Crossing Community are required by our Deed Restrictions to have an "Homeowner Project Approval Request" submitted to the Architectural Review Committee (ARC).  You may find this form in  the  Town Square APP via our management company-Goodwin.   https://townsq.io/

Who maintains the area between the curb and the sidewalk?

The easement between the street/curb and up to and including the sidewalks are the responsibility of the homeowner and not the HOA.  (City Ord, No. 2005-75, section 114-3, 114-4).   Mowing, edging , weed eating and any tree trimming and or removal is normal homeowner maintenance.  This includes any needed sidewalk repairs.

When are my HOA fees due?

HOA billing for Homeowner dues are sent out the end of December/beginning of January of each year and are due in full by January 31st of each year.  Late fees and penalties will be assessed if not paid by the due date.

I want to install new countertops in my kitchen do I need HOA approval?

No.  Any modifications to the interior of your home do not need HOA approval.  Any changes to electrical, plumbing and/or HVAC may need a City permit.  Be advised to check with the City.

Can I lease my home?

Long term lease agreements of 1 year or longer are permitted by our Covenants, Conditions and Restrictions (CC&R's).  Short term "VRBO"  or any kind of "Vacation" Rentals are specifically prohibited.

What are the standards for maintaining landscaping and homes within the community?

Cotton Crossing is indeed "A Great Place to Be".  The Board of Directors has a focus on maintaining the overall appearance and character of the community and will enforce our Covenants, Conditions and Restrictions (CC&R's) through the Compliance Committee and other means necessary.

Section 6.12 of our CC&R's covers "Environmental Maintenance": all property within the Cotton Crossing Community must be "kept neat and well maintained".

This includes (but not limited to):

Lawns/Landscaping/Trees and Shrubs
Exterior paint (Condition and Color)
Exterior Woodwork and Windows (and Window coverings)
Sidewalks and Driveways
Roofing (Condition and Color/material)
Fences (Condition, color/material and height restrictions)
